About our system
Most visitors like to look through the listings before deciding which weeks they want to rent.
We use a simple lookup system, and help you narrow your search when you inquire by phone, email, fax or visit our office.
Although the online information is generally reliable, please be aware that properties may have pending reservations or other special circumstances.
We depend on owners and agencies to provide accurate listings, prices and availability– which are subject to change or withdrawal without notice.
Please note: Guest limit is the total of adults and children. Pets allowed at Pet-Friendly properties ONLY. No partial weeks rented during the summer season.
Rental policy
We make every effort to provide accurate information and encourage prospective tenants to confirm by independent inspection prior to the rental season.
General Information
Guests are responsible for providing linens and towels, putting out the trash for pickup, and returning the property to presentable condition. A limited changeover cleaning is included. Check the fridge or guestbook for trash and recycling schedule and the departure checklist. Unless a surcharge is specified (such as for pets), there are no additional charges.
Most owners supply a starter set of expendables (paper towels, toilet paper, soap) but these items-- plus charcoal or gas tank refills for grills-- are costs to the tenant.
Payments
State and local taxes (typically 14.45%, depending on the town), a reservation fee of $, and a refundable security deposit apply to all leases.
One-half of the total rent (including any surcharge) plus the reservation fee is required with signed leases. The second payment, which includes the balance of the rent, state and local taxes, and a refundable security deposit, is due a month before checkin.
Checks, cash, electronic transfers and money orders accepted. Wire transfers subject to bank charges. All payments must be in US dollars, made payable to: A Summer Place Vacations LLC. Bookings made less than 90 days before checkin require payment in full.
If no charges apply, security deposit refunds are processed 10 days after checkout and then mailed. (Massachusetts law specifies one month.)
